Aloha and
welcome to September on Maui!! Most schools on Maui have adopted the
uniform, year round schedule and thus the school halls are in full swing
as we wind up another gorgeous summer in Paradise. If you are on island
this month be prepared for lots of eating! Sept 1st
“Maui Chefs Present…Rock N Roll Wok of Fame” – the 14th
annual elegant themed dinner and cocktail party under the stars, at the
Hyatt in Kaanapali will feature West Maui’s top chefs. Held the dinner
features 24 gourmet dishes, wines and entertainment; Sept. 8th
– 9th “A Taste of Lahaina” – Maui’s largest
culinary festival celebrates 15 years of tasting dishes from new &
popular Maui County Restaurants; Sept 8th – 10th
“Lifefest Kapalua” – Hawaii’s premier health and wellness
event that combines programs to educate the mind, rejuvenate the spirit,
encourage fitness and promote Hawaiian cultural practices; Sept. 28th
– Oct. 1st “84th Maui County Fair” –
the oldest and best fair in Hawaii.
This month
we have a question sent in from our website regarding the amount of
leasehold property vs. fee simple. Although I can not give an exact
answer I provide the following data to clarify. On Maui almost all of
the “residential” and “agricultural” property is owned in fee simple,
that is the owner owns the land underneath the improvements (home), if
any. The majority of the “condominium” real estate is also owned in fee,
in “urban zoned” land, as seen in the graph below. There has been a
continued effort throughout the years to convert leasehold condominiums
(owner pays lease fee to landowner) to fee simple ownership.

This
Graph represents the total condominium sales for 2006. 92% of the sales
were condos owned in “fee simple” and 8% were owned in “leasehold.”
